The short answer: Living in New Hope, PA means a walkable river town with theater, dining, and canal trails right outside your door, plus some real trade-offs: paid parking downtown seven days a week, busy weekends, no train station in town, and Delaware River flood zones you need to check property by property. It's also one of the most in-demand luxury markets in the country right now, so knowing exactly what you're buying matters.
I'm Dennis Martin, and I help buyers and sellers in New Hope, Doylestown, Newtown, and surrounding areas. This guide sticks to what you can verify, with links to the official sources, and my own take where it's useful.
This trips people up more than anything else. New Hope Borough is its own small municipality on the Delaware River. It was separated from Solebury Township by an act of the legislature in 1838 (Local Geohistory Project). Solebury Township surrounds it and has its own government, based on Sugan Road (Solebury Township).
Why it matters when you're shopping:
New Hope is a destination, and that's both its charm and its main trade-off.
What's right in town:
The honest part: Weekends and event days bring visitors, which means traffic on Main and Bridge Streets and competition for parking. Many shops set their own hours, and the borough notes some close early in the week (Borough FAQ).
If you're looking at a home in the borough, parking rules matter more than in most suburbs. Straight from the borough:
My advice: when you look at a borough property, ask exactly how many off-street spaces convey with it. In town, a deeded driveway or garage is a real feature and worth pricing in.
New Hope sits on the Delaware River, so this is a fair question, and it has a property-by-property answer.
Whether a property sits in a mapped flood zone varies parcel by parcel. Check, don't assume. When I work with buyers, I check a property's flood zone in two separate systems before they write an offer.
New Hope has no passenger rail station in town (Bucks Housing commute matrix). Your realistic options:
New Hope isn't just locally popular. It's on the national radar. The Philadelphia Business Journal ranked New Hope the No. 2 luxury housing market in the U.S. for Q2 2026. The average sale was $1.58 million, up 51% from a year earlier, and agents said homes around $1 million to $2.5 million moved fastest (BUCKSCO.Today, citing PBJ).
Other markers:
Here's the local picture over the past 12 months, with the borough and Solebury Township counted separately (Bright MLS data, closed sales 10/20/2025–10/16/2026, compiled by Dennis Martin; active listings as of Oct. 19, 2026):
New Hope Borough | Solebury Township | |
|---|---|---|
Closed sales (all prices) | 53 | 124 |
Median sold price | $1,050,000 | $967,500 |
Median days on market | 10 | 11 |
Active listings (Oct. 19, 2026) | 14 | 50 |
Months of supply | 3.2 | 4.8 |
$1M+ closed sales | 27 | 59 |
$1M+ median sold price | $2,175,000 | $1,750,000 |
$1M+ median days on market | 6 | 8 |
$1M+ active listings | 10 | 42 |
$1M+ months of supply | 4.4 | 8.5 |
Months of supply is my own calculation, not a figure published by Bright MLS. The all-price figure is based on active listings compared with homes that sold over the past 12 months. The $1M+ figure is based on active listings priced at $1M+ compared with homes that sold for $1M+ over the past 12 months. Active listings count only homes in Active status on Oct. 19, 2026, so Coming Soon, Under Contract and Pending homes are left out. Days on market comes straight from the MLS field, and a few records show 0. Areas are MLS municipalities, not mailing addresses, so for example some Carversville addresses fall under Solebury.
From my own work: I represented the buyers on 27 W. Mechanic St. in the borough, which sold in June 2026 for $3,550,000. It's truly one of a kind, and it's one of the few homes in the borough with a rooftop deck, which was grandfathered in.
Is New Hope its own town or part of Solebury? Both names are real. New Hope Borough is a separate municipality, and Solebury Township surrounds it. The 18938 New Hope ZIP code also covers parts of Solebury, Buckingham, and Upper Makefield townships, so always confirm a property's municipality.
What school district serves New Hope? New Hope Borough and Solebury Township make up the New Hope-Solebury School District. Properties with a New Hope mailing address in other townships may be in a different district, so verify by parcel.
How does parking work if I live in the borough? Paid parking runs 10 a.m.–9 p.m. daily. Borough residents can buy a $50/year permit valid at meters weekdays 10 a.m.–3 p.m. and weekends 10 a.m.–noon. Off-street parking that comes with a home is a big plus.
Does New Hope flood? Parts of the borough are in FEMA-mapped flood zones along the Delaware River. Check the specific parcel on the Bucks County Floodplain Viewer or FEMA's Flood Map Service Center, and get a flood insurance quote before you make an offer.
Is there a train from New Hope to NYC or Philadelphia? There's no commuter rail in town. Trans-Bridge Lines runs weekday buses to Port Authority from the Logan Square stop on U.S. 202 (5:10 a.m. weekdays, plus 6:10 a.m. Monday through Thursday, on the posted schedule). Many commuters drive to Trenton Transit Center or Doylestown's SEPTA station instead.
Is New Hope real estate expensive? It had the highest median listing price on BUCKSCO.Today's Realtor.com-based list of the 10 priciest Bucks County communities. Over the past year, $1M+ sales in the borough had a median of $2,175,000 (Bright MLS data, closed sales 10/20/2025–10/16/2026, compiled by Dennis Martin). It also ranked No. 2 nationally for luxury in Q2 2026. Prices vary widely by property and between the borough and Solebury.
